Project Plan
Phase I: Design and Reconstruction of Building [Total Cost = $430,000]
Determine feasibility, including structural report, scope of work and cost estimate for basic reconstruction Original purchase price: $105,000.
STATUS—Building plans underway, but not yet released. Recently secured bridge financing to pay for architectural drawings of new building options. We anticipate insurance (already received) and state grants will pay for reconstruction.
Phase II: Rehabilitation [Total Cost Estimate = $500,000]
Rehabilitation — Secure grants, loans, individual donations, syndicated tax credits, and other investment partners to fund restoration of building to operational status. Complete the rehabilitation.
STATUS—We are nearing completion of our second major fundraising campaign, and have had sufficient success that we are confident we can rebuild and rehabilitate within a year, thanks to so much ongoing help from the wide community of people who love Putney, and support our project.
Phase III: Lease Building
Lease downstairs to store manager, and establish ongoing management of property. Upstairs use to be determined—likely apartments and small office for store. Finishing of second floor may be postponed depending upon fundraising. In October 2009 we had a near final Letter of Intent agreement with the Lisai Family of Southeastern Vermont who run three other stores in the region and have generations of experience in groceries and butcher shops. Since the recent fire, unfortunately, we must put off this phase of the project.
